The simple answer. March/April, here’s why…

  1. 50% of the real estate transactions happen in May, June, July and August. This means the buyers of those homes wrote an offer in March/April.
  2. Home buyers want to purchase their homes early in the year to have all summer to do home renovation projects.
  3. Home buyers want to be in their new home before school starts. This is why we see home buyer activity dramatically drop off after Labour Day.
  4. Competition. As you can see below, people who list their home in March/April will have far fewer homes to compete with vs. those that list last in the summer.

First impressions matter! Make sure your exterior looks fresh power wash the siding, touch up paint, refresh landscapingand add a welcoming touch like a new doormat or potted plants.

2. Declutter & Depersonalise

Buyers need to envision themselves living in your home. Pack away personal photos, clear countertops, and remove excess furniture to create a spacious, neutral environment.

3. Tackle Small Repairs

Little things add up! Fix leaky faucets, squeaky doors, chipped paint, and any noticeable wear and tear to avoid giving buyers a reason to negotiate lower.

4. Brighten Up the Space

Natural light sells! Clean windows, swap out dim bulbs for brighter ones, and consider lighter paint colours to make your home feel open and inviting.

5. Price It Strategically

Spring buyers are savvy and comparing multiple homes. A well-priced home attracts attention and drives competition, so we’ll use data to position yours right where it needs to be.
